About the Project
The City of Hollywood, Florida, has launched an important initiative to create a vision for the Washington Park Industrial Area, a 160-acre district primarily characterized by auto-related industrial uses alongside pockets of low-density residential properties. This area, bounded by Washington Street, State Road 7, Pembroke Road, and SW 56th Avenue, has been identified as a priority for strategic reinvestment and revitalization. The study will primarily focus on the northern industrial quadrants, and those areas with frontage along State Road 7 and Pembroke Road. Through this Redevelopment Program, the City seeks to reimagine the future of the Washington Park Industrial Area to create a vibrant, sustainable, and economically thriving district that better integrates with the surrounding community.
Project Purpose
The Washington Park Industrial Area Redevelopment Program in the City of Hollywood FL aims to:
- Guide Future Growth: Establish a clear, sustainable redevelopment framework to shape the district’s evolution over the coming years.
- Enhance Land Use and Urban Design: Provide recommendations for zoning, land use, and urban design that balance economic vitality with neighborhood livability.
- Improve Environmental Conditions: Address environmental concerns and promote green infrastructure and sustainability practices.
- Stimulate Economic Development: Identify strategies to attract investment, support local businesses, and create jobs.

This planning effort is rooted in:
- Technical Analysis: Comprehensive studies of current land use, infrastructure, development activity, economic conditions, environmental factors, and market trends inform the plan’s recommendations.

PROJECT TEAM
The consultant team has implemented a clear project management structure led by Plusurbia Design, who will coordinate closely with the City of Hollywood staff to ensure timely and high-quality deliverables. Supporting them are two specialized subconsultants: EXP, experts in transportation and mobility, and Business Flare, a leading economic development firm in South Florida.
